Hotels & Resorts

Accommodation providers are the cornerstone of any destination.

Hotels & Resorts are substantial investments into the destination which influence the wider tourist economy. However, Resorts in particular also have considerable environmental and habitat  impacts, as they are usually located around the key, sensitive natural areas and  key attractions within the destination.

The success of the accommodation sector will reflect the successes and growth of the destination. Equally, their scale has considerable impact on available infrastructure and surrounding local communities. In both construction and operations hospitality is a major source of C-emissions and waste production. The levels of C-emissions will affect future property values, and poor sustainability engineering will lead to development of  “stranded assets” – There are however real solutions to avoid the situation being faced by hundreds of hotels.

Our experience clearly indicates that appropriately designed and engineered resorts can significantly reduce C-emissions, demand on local resources, and actually make contributions to the local environment. A resorts’ scale, concepts and operations need to be conceived and developed to align with destination tourism strategies, local environmental conditions and available skillsets within local communities.

Appropriate design, engineering and materials can reduce costs and environmental impacts, while increasing operational efficiency and management governance.

Design & Development

With constant attention to our KPI’s and stage-gates throughout the design, contractor procurement and construction phases, we ensure that teams remain aligned and well sequenced from start to finish.

Project Management

Matching the right resort operator to the standards, target markets and destination strengths are key success factors; a clear strategy is put in place to achieve long-term aims for investors and owners.

OPERATOR SELECTION

Coordinated and cooperative alignment between all Stakeholders secures a more productive, profitable and efficient operational management of Resort Assets in the long-term – without it, the converse is usually the result.

OPERATIONAL MANAGEMENT

From pre-concept vision through to design and masterplanning our KPI-driven planning tools and thorough stage-gate processes lead to successful project outcomes. Through each key development phase we are fully engaged – driving better engineering, materials and systems to reduce C-emissions, increase  circularity and efficient building management.

We regularly undertake studies for resort site selection, manage international  design competitions with the worlds’ leading architects and engineers, develop procurement strategies for construction and negotiate Hotel Operator contracts.

Our Partners and Associates are like-minded professionals across the hospitality, spa and wellness, and leisure industries – relationships which have developed  based in trust, ethics and reputation – and which have developed some of the most exceptional, internationally awarded, luxury and sustainable resorts in the world!

Program Management is all about predicting the unpredictable – structuring work plans and communicating across Stakeholder teams to anticipate issues before they arise. Recognising the value of data-driven tools (such as Building Information Management (BIM) systems)  greatly aid efficiency of design, construction and operational Asset Management, creating start-to-finish transparency.

We understand and have lived development process from start to finish, managing sequences that often saves US$ Millions.
– When should the hotel operator be appointed and how are their Technical Standards incorporated into Resort engineering designs?
– When are the resort Food & Beverage concepts finalised to ensure adequate kitchen engineering and layouts can be completed?

From Menus to Marketing and Reservations, we have not only appointed Operators, but we have operated Hotels & Resorts ourselves.

  • We have worked with Aman, Six Senses, Mandarin Oriental, and Shangri-La, Accor and Marriott amongst others in concluding successful and effective partnerships to balance the owners’ vision with the Operators’ “brand standards”

Resorts are major investments, however 70-85% of their total cost is spent in operations, facilities management and utilities over the property life-cycle.
Investing into sustainability, durability, materials, and monitoring measurable performance is therefore key to longer-term success and profitability.
Hospitality is increasingly reliant on robust IT systems and platforms, integrated to enhance efficiency and building performance. Selection of the right systems is essential, noting that ESG reporting now makes reporting of building performance impacts and risks mandatory.

Financial controls, capital reserves and procurement policies each have a role in optimising performance, with maintenance and facilities management having a substantial impact on both costs and guest satisfaction ratings.

Having designed, developed and operated remote resorts and urban hotels we have the capability to understand every aspect of hospitality functioning.
